MY ONLINE ACCOUNT

Click "Sign Up" in the upper right hand corner of the screen. Complete the registration form and your new user account will be registered.
Click "Login" in the upper right hand corner of the screen. Enter your email address and password to login and access your account.
Login to your user account. Click your name as it appears in the upper right hand corner of the screen and from the My Profile page you can update all your account details.
Click Login in the upper right hand corner of the screen. At the bottom of the login window click the words "click here to reset your password". Enter your email address, click "Continue" and a new password will be emailed to you.

ADVERTISING A RENTAL PROPERTY

Research what other comparable properties are renting for in your home market to determine a fair amount for both you and your tenants.
Login to your user account. Click your name as it appears in the upper right hand corner of the screen and select "Post a Listing" from the dropdown. Complete the listing details form and after payment is received your rental will be listed.
We accept Visa, MasterCard, and American Express.
In Canada and the United States: to post an ad for 30-days, it costs $45; to post an ad for 60-days, it costs $75; to post an ad for 90-days, it costs $90.
Yes, a receipt will be emailed to you after completing your payment. You can also view and print a copy of your receipt from the My Listings page in your user account.
Yes, of course. Login to your user account and from the My Listings page links to view all your old receipts are displayed.
It generally takes about 15-minutes for new listings to appear in search results.
Included in your listing fee is the right to add an unlimited number of pictures, write detailed descriptions, and the promotion of your rental to our global audience searching for properties in your home market.
If you priced your property well, added good photos, wrote a detailed description, and listed many amenities you should begin to see interest soon.
Absolutely! We encourage landlords to include a minimum of 10 good pictures, write detailed property descriptions, price your rental competitively and be responsive when someone inquires. Consider sharing your listing page on your social media channels to increase exposure.

UPLOADING PHOTOS

When building a new listing, click the " + " button under the Upload Photos heading and select the pictures you want added to your listing.
Our systems accept JPEG, GIF and PNG style images only. Please make sure you are uploading photos in one of those approved formats.
We have three approved photo formats: JPEG, GIF and PNG.
Yes, after uploading all your pictures click and hold the "four arrows icon" in the upper right hand corner of each image. Drag the pictures to your desired order.
Yes. The first image you upload will default as your Cover Photo. You can change the Cover Photo by clicking and holding the "four arrows icon" in the upper right hand corner of each picture and dragging that picture to appear first.

YOUR ACTIVE LISTING

You decide how long your property will be advertised for when creating the listing. Listings can be advertised for 30, 60, or 90 continuous days on our site.
Congratulations! Login to your user account and from the My Listings page update the status of your property to "Rented". Your listing will no longer appear in search results and you will no longer receive inquiries from other interested renters.
Yes! In fact, we encourage you to actively manage your listing information and respond to rental inquiries quickly. To update your listing’s information, click the edit icon on the My Listings page in your user account.

REACTIVATING YOUR LISTING

Yes. After a listing has expired, from the My Listings page in your user account, click the Copy icon and a new listing will be created with all the same details and information. Update the records that may need a change (such as the move-in date and the rent) and click the Post My Listing link at the bottom of the page to proceed to payment and activation of your new ad.
Until the expiry date of your ad, you can suspend marketing and also make as many other changes to your listing whenever and as often as you want.

We decided to do some research to learn more about the cost to live downtown in Chicago.

Utilities are another important consideration. You will be looking to spend around $40 on internet and $121 on water, electricity, and garbage costs. Over the last decade, we have seen an increase in new apartment types. These new types of apartments are a response to the market demand for varied homes for digital Nomads, minimalists who have few possessions. Besidest that, compulsive travelers or professionals who travel often for work and need a small home base are also the perfect demographic for these new apartment types.

The most common of these new and minimalist apartment types is the efficiency apartment. We took some time to look into efficiency rentals in Chicago and have found that, in general, these apartments are slightly smaller than studios for rent, have a more streamlined layout, and have less storage space.

While there are many cheap studio apartments for rent, these efficiency apartments are even more competitively priced and often a good fit for students. In terms of condo insurance, whether you are looking for a condo in the suburbs or the best apartments in the South Loop of Chicago, you should expect condo insurance to start around $400-500 per year, for a one-bedroom unit. Depending on how much protection for interior items (jewelry, appliances, etc) and the overall value of your property, the annual price can be more. It’s all about reading the fine print and knowing what you need!

Condo insurance (aka H0-6 policy) covers your condo unit above and beyond where your condo association insurance stops. Your association usually insures the physical structure/building and other common areas.

However, condo owners are generally responsible for the interior of their units. Things like your floors, walls, cabinets, and fixtures that your association’s insurance likely doesn’t cover.

First off what is rent control?

Many major U.S. urban communities have rent control—which means that neighborhood laws restrict property owners from bringing the lease-up in specific units. Chicago doesn't have any lease control or lease adjustment law. In Chicago, a property manager can raise the rent given that they provide notification ahead of time - landowners should give in any event 120 days notice to leaseholders.

In contrast to many metropolitan regions in the United States, apartments in Chicago aren't liable to lease control. This means that the rent for an apartment for rent by an owner in Chicago can change as the market directs. In some areas, rising rents can quickly be pushing out long-term inhabitants and families. In regions including Logan Square, Uptown, Rogers Park, residents, and community activists have been organizing for change, and with progress: a gathering called "Lift the Ban" gathered enough steam to get a non-binding referendum about local rent control on the November 6, 2018 ballot in three wards, and the majority of voters who saw the issue on the ballot endorsed the idea of rent control.
