About renting in Burlington
Burlington sits at the west end of Lake Ontario, in Halton Region between Oakville and Hamilton, and it is the quietest of the GTA's rental markets: a mid-sized city with a walkable downtown, a lakefront park, and a supply of 1960s and 1970s rental buildings that were built for families and mostly still house them. The listings on GottaRent right now cover the whole city. Downtown and the lakeshore: Locust Street a block from Spencer Smith Park, Maple Avenue, and 5200 Lakeshore Road in the east end. Central Burlington along Guelph Line: 511 and 640 Guelph Line, Woodward Avenue, and the Glencrest Road buildings. Tyandaga Park Drive up by Highway 403 and Brant Street. And Longmoor Drive in the south-east near Appleby GO.
Two-bedrooms are more than half of the current inventory, which reflects who rents in Burlington: couples, families and people relocating for jobs in Hamilton or Oakville rather than students. The buildings are concrete mid-rises and towers with balconies, on-site superintendents, and parking included in most cases. There are a few one-bedrooms, a bachelor, and three-bedroom units including a townhouse.
Three GO stations serve the city on the Lakeshore West line: Aldershot in the west, Burlington near Brant Street and Fairview, and Appleby in the east, with trains to Union in about an hour. The QEW, 403 and 407 all pass through, and Hamilton and McMaster University are 15 minutes west. For comparison, Oakville next door is $200 to $400 more for a similar unit, Hamilton is cheaper, and Milton to the north has a small supply of family townhouses.

Downtown is a lifestyle premium, not a transit one
The Locust Street and Maple Avenue buildings are steps from Spencer Smith Park and Brant Street restaurants, and they are priced for that. Burlington GO is a 20-minute walk from downtown, so if you are commuting the Tyandaga and Guelph Line buildings get you to the station just as fast for less.
Pick your GO station first
Aldershot, Burlington and Appleby are spread across nine kilometres of city. Longmoor Drive is walkable to Appleby; Tyandaga is a bus to Burlington GO; the west end is Aldershot. Decide which station you will use and search within a bus ride of it.
Ask what the winter is like on the lake side
Buildings on Lakeshore Road and near Spencer Smith Park face open water. Wind and spray in January are real. Ask the superintendent about balcony use and window drafts before choosing a lake-facing unit over one on the north side.
Two-car households: confirm the second spot
Many Burlington buildings include one parking spot. A second is usually available underground or on surface lots for a monthly fee, but not always. If you have two cars, get the second spot in writing before you sign.

Burlington has a lot of long-held family-owned buildings. Ontario requires the standard lease form for every residential tenancy signed since 2018; if you are offered a different document, ask for the standard form and read the utilities and parking sections carefully.
