Mississauga is the largest city in the GTA after Toronto, and for renters it works as a set of distinct districts rather than one market. The listings on GottaRent right now are spread across most of them: Cooksville around Hurontario and Dundas (Sherobee Road, Jaguar Valley Drive), Clarkson on Bonner Road near Clarkson GO, Applewood along Bloor Street east of Dixie (1055, 1560 and 1900 Bloor, Havenwood Drive), Rathwood on Rathburn Road East, Erin Mills on Glen Erin Drive, and Malton on Morning Star Drive next to Pearson airport.
Nearly all of these are purpose-built rental buildings from the 1960s to 1980s: concrete towers with larger rooms than a new condo, balconies, and utilities included more often than not. Two-bedrooms are the most common unit type in the current inventory, followed by one-bedrooms, with a few three- and four-bedroom units for families. The Hazel McCallion LRT along Hurontario, which is now under construction, runs right past the Cooksville buildings and will connect them to Port Credit GO and to Brampton.
Getting to Toronto without a car is easiest from Cooksville, Port Credit and Clarkson, all on the Lakeshore West GO line with trains every 15 minutes at peak. Applewood and Rathwood are a MiWay bus ride to Kipling station on Line 2, usually 20 to 30 minutes. Malton has its own GO station on the Kitchener line. If you want to compare, Etobicoke is next door with similar buildings at similar prices, Brampton to the north is cheaper, and Oakville to the west costs more.

A two-bedroom in Mississauga is listed at roughly $200 less than the same unit in Toronto proper and about the same as Etobicoke or North York. Most of these buildings were first occupied well before November 2018, so the provincial rent-increase guideline applies: 2.1% for 2026, once a year, with 90 days' written notice. Parking is often included in the older buildings here, which is worth $100 or more a month compared with Toronto. Hydro is the utility most likely to be billed separately; ask.
Mississauga is built around arterial roads and MiWay buses, and the difference between a 15-minute and a 50-minute commute is often the building's distance to a GO station. If you will be taking the train to Toronto, Cooksville, Port Credit, Erindale, Streetsville and Malton stations each have rental towers within walking distance.
The Morning Star Drive buildings are close to Pearson and to the Malton GO station, and they are consistently a few hundred dollars under the rest of the city. They are also under the flight path. Visit on a weekday afternoon before you decide whether that matters to you.
Many Mississauga buildings include one underground or surface spot in the rent. A second spot is usually extra. If you have two cars, the price difference between buildings can be entirely in the parking.
Mississauga buildings are managed by large owners who post vacancies as tenants give notice, and Ontario tenants must give 60 days' notice ending on the last day of a month. That means most new listings appear in the first week of a month for a move-in two months later. Checking around the 1st gives you the widest choice.
Anything first occupied after November 15, 2018 is exempt from Ontario's annual guideline, and most of the towers around Square One and Hurontario are that new. The older buildings listed here are covered by the cap. Ask the year the building opened, not the year it was renovated.
