About renting in Brampton
Brampton is the third-largest city in the GTA and the one with the most family-sized rentals per listing. The units on GottaRent right now are in Bramalea and around downtown: the Knightsbridge Road towers beside Bramalea City Centre, townhouse communities on Clark Boulevard and Balmoral Drive, and a building on June Avenue near downtown Brampton and Brampton GO. Half of the current inventory is three- and four-bedroom townhouses, which is unusual for a rental listing site and is the reason many families who are priced out of Mississauga end up here.
The apartments are in 1970s rental towers with large rooms, on-site management and parking included in most cases. The townhouses are two-storey units with their own entrances, in managed complexes rather than individually owned, so they come with a standard lease and a maintenance office instead of a private landlord. Brampton also has a very large market of basement apartments and second units in houses; those are licensed by the City and rarely appear on listing sites, but they are where a lot of the cheapest one-bedrooms are.
For commuting, Bramalea GO is a short bus ride from the Knightsbridge and Clark Boulevard buildings and runs to Union Station on the Kitchener line in about 45 minutes; Brampton GO downtown and Mount Pleasant GO serve the west side. Züm buses run along Queen Street, Main Street and Steeles, and Highway 410 connects to the 401 and 407. Pearson airport is about 15 minutes away, which is why a lot of airport and logistics workers rent here. Nearby pages: Mississauga to the south, Etobicoke to the south-east, and Milton to the west.

Basement apartments must be registered with the City
Brampton requires second units in houses to be registered, and it has been licensing rental properties in several wards since 2024. If you are looking at a basement unit rather than the apartments listed here, ask for the registration number. A registered unit has been inspected for fire separation and exits; an unregistered one may not have been.
Townhouses: check who cuts the grass and clears the snow
In managed townhouse complexes the landlord usually handles the exterior. In a privately rented townhouse the lease may make it your job, and in a Brampton winter that is a real chore. Read that clause before you compare rents.
Ask for a winter utility bill
