About renting in Etobicoke
Etobicoke is the west end of Toronto, from the Humber River to Mississauga and from Steeles down to Lake Ontario. It has the widest spread of rents inside the city limits: the same two-bedroom is listed here for $1,800 in Rexdale and for $3,000 in a renovated building near the lake. The listings on GottaRent right now cover that whole range, from Panorama Court, Kingsview Village and Silverstone Drive in the north, through La Rose Avenue at Royal York and Eglinton, to Summerland Terrace and Dundas Street West at Six Points beside Kipling station, Islington Avenue at the Queensway, Evans Avenue in Alderwood, and Lake Shore Boulevard West and Sheldon Avenue in Mimico and Long Branch.
The north end (Rexdale, Kingsview Village, Kipling and Finch) is where the most units are, and where the prices are lowest. These are large 1960s and 1970s rental complexes with several towers on one site, on-site management, and utilities included more often than elsewhere in Toronto. The south end along the lake is a mix of older mid-rises and newer buildings, closer to the GO line and to the Queensway shops, and priced accordingly.
For commuting, Line 2 ends at Kipling, and Kipling, Islington and Royal York stations all have rental buildings within walking distance. Mimico and Long Branch are on the Lakeshore West GO line, about 15 minutes to Union. Rexdale relies on buses down Kipling and Islington, or on the UP Express from Weston. Two-bedrooms are the most common unit type in the current inventory, which makes Etobicoke a good place to look for a roommate setup. The spread is the story: the lowest two-bedroom in Etobicoke is about $1,000 under the highest, mostly explained by north versus south and by whether the building has been renovated. North and south are different markets
Do not average Etobicoke. Rexdale and Kingsview Village give you the lowest rents in the city and long bus commutes; Mimico and the Queensway give you a GO train and a Toronto price. Pick the trade-off first, then look at listings.
Multi-tower complexes have more choice than the listing shows
Sites like Kingsview Village and Panorama Court have several buildings under one management. If the listed unit is gone, ask the leasing office what else is coming up in the complex; they often know about units that have not been posted yet.
Check the bus, not the map
A building three kilometres from Kipling station can be a 10-minute bus ride or a 35-minute one depending on the route. Look up the actual TTC route from the door and try it once at rush hour before you sign.
Ask what a renovated unit means for rent control
Some Etobicoke buildings list renovated units alongside original ones at very different prices. Both are covered by the annual guideline once you are the tenant; the difference is only the starting rent. An original unit at $400 less is worth a look if you can live with older finishes.
Lakeshore buildings: ask about the flood and wind history
The buildings right on Lake Shore Boulevard West take the weather. Ask the superintendent about balcony use in winter and whether ground-floor units have had water issues. It is rarely a problem, but it is a reasonable question.
