About renting in Oshawa
Oshawa is the eastern end of the GO network and the cheapest city on this site with a real supply of purpose-built apartments. The current listings on GottaRent are mostly north and central: Simcoe Street North, Nonquon Road and Taunton Road East, which are the buildings closest to the Ontario Tech University and Durham College campus, plus Mayfair Avenue at Rossland Park, Pentland Street, and two buildings in the south end on Oxford Street and Nipigon Street near Park Road.
These are mid-rise and low-rise rental buildings from the 1960s to 1990s, a lot of them owned by the same regional landlords for decades. Two-bedrooms and one-bedrooms are roughly even in the inventory, with a bachelor and a couple of three-bedrooms. What you get for the money is the point: a two-bedroom here lists for about what a bachelor costs downtown Toronto.
The trade-off is the commute. Oshawa GO is at the south end of the city on Bloor Street East, about an hour to Union Station on the Lakeshore East line, and Durham Region Transit buses connect it to the north-end buildings. Highway 401 runs through the city and the 407 and 412 link the north end to the rest of the GTA. For most Oshawa renters, work is in Durham Region: Lakeridge Health, the university and college, the GM plant, and the industrial parks along the 401. Oshawa's median one-bedroom is about $300 under Scarborough and $300 under Whitby's one available unit, and its two-bedrooms start where Toronto bachelors do. Every building listed was first occupied before November 2018, so annual increases are capped by Ontario's guideline (2.1% for 2026). Heat and water are usually included in the older buildings; hydro is often separate. Parking is included in most of these buildings, which is one more difference from the city.

What to know before renting in Oshawa.
Students: the north-end buildings go early
Ontario Tech and Durham College share the north campus at Simcoe Street North and Conlin Road, and the buildings on Simcoe North, Nonquon Road and Taunton Road fill for September by mid-summer. Start looking in June, and ask whether the building requires a guarantor for students.
Budget the commute honestly
If you work in Toronto, the GO train from Oshawa is about an hour each way plus the bus to the station, and a monthly PRESTO fare is a real line in the budget. Oshawa makes sense when the rent saving is larger than the fare and the time, which it usually is for a two-bedroom and often is not for a bachelor.
South-end buildings are cheaper and closer to the GO
The Oxford Street and Nipigon Street buildings near Park Road are a short bus ride from Oshawa GO and are priced under the north end. If your life is on the train rather than at the campus, look south first.
Ask about in-suite laundry and air conditioning
Many Oshawa buildings from the 1970s have shared laundry and no central air. Neither is a deal-breaker, but a window unit and a trip to the laundry room are worth knowing about before you decide between two similar rents.
Use the Ontario standard lease and nothing else
Every residential lease in Ontario signed since 2018 must be on the government's standard form. Smaller Oshawa landlords sometimes still use their own paperwork. If you are handed anything else, ask for the standard lease; it is the version the Landlord and Tenant Board will read.
